Activation Fee - This is a one-time, upfront fee per property or state, depending on the BSA structure. This fee is charged to engage our services, answer your questions, research the requirements for the applicable state, review your Account Setup items, review any other items needed to prepare the firm application, and work with any service providers (e.g. insurance companies, banks, etc.) related to the BSA.

Dormancy Status - If you are new to property management and you are not managing any properties yet, a reduced rate applies instead of the standard annual or monthly rate. In order to market property management services a broker of record is required.

Real Estate Firms - If you need to license a real estate firm and want us to serve as the Broker of Record, an additional fee applies for each state or firm. This fee is charged for us to prepare the firm application.

Real Estate Firm Application Fee Reimbursement - If we prepare a firm application, this is the fee that the applicable real estate commission charges to review the firm application once submitted.

Higher Risk Affiliations - If the affiliation presents unique risk factors, a higher fee may apply. Such risk factors may include; company's reputation, company's business model, property's online reviews, number of units, property types being managed, property state, or any other factor that may increase our legal or regulatory risk.

Time-Intensive Affiliations - While not common, if the affiliation results in a greater demand on our time, a higher fee may apply. Such additional time factors may include; oversight requirement, transactional review, customer document reviews, contract changes requested by customer, and/or any other factors that could increase our time requirement during the affiliation.
