Sales Transaction Process

Step #1
Select a Transaction State
Check if we're licensed in the transaction state. We are always working on adding new states to our licensing footprint!

Have You Worked with Us Before?
Yes: Go to Step #3 No: Go to our Onboarding Page. Once approved, go to Step #3.
Step #3
Fill out and Sign a Co-Brokerage Agreement
First, you'll complete this form and sign. Next, it will be sent to us to review and sign. Once its fully executed, you can work on that transaction-side only.
Step #4
Fill out and Sign a State Mandated Co-Brokerage Form
Certain states require a state-specific co-brokerage form. First, you'll complete this form and sign. Next, we will review and sign.
Step #5 *
Fill Out an Agency Disclosure Summary
First, you'll complete this form and sign. Next, it will be sent to us for signature. Once fully signed, you'll email it to the consumer.
Step #6 *
Fill Out a Property State Agency Disclosure ("PSAD")
First, you'll complete this form and sign. Next, it will be sent to us for signature. Once fully signed, you'll email it to the consumer.
Step #7 *
Fill out a Listing Agreement or Buyer Service Agreement
First, you'll complete the form only (not sign yet). Next, it will be sent to us for approval. Once approved, you'll email it to the consumer for signature.
Step #8
Send Us Advertising Materials for Approval
We'll approve them or request revisions. Please review the advertising guidance page. All advertising must be approved.
Step #9
Let Us Know When You're Expecting to Receive or Submit an LOI or PA
Some states require us to request that certain terms be included in these documents.
Step #10
Send Us Copies of All Fully Executed LOIs, PAs, and Amendments.
We are required to maintain a complete transaction file for any regulatory audits.
Step #11
Send Us All Earnest Money Receipts
The settlement company should provide an earnest money receipt on their letterhead including the amount and date received.
Step #12
Send Us the Closer Info, Prel. Settlement Statement, and the Anticipated Closing Date
We will send the closer an invoice. After closing, we will need a final signed settlement statement.
* In most situations, Steps 5, 6, and 7 can be completed simultaneously.
